Loans vary depending on location, asset type, and pre-sales, this ensures the right balance between leverage and security. Ark is however able to lend up to 75% of an acceptable valuation for many projects.
Ark Capital aims to keep fees simple and to a minimum , these fees are generally limited to an establishment fee and a line fee. The borrower is also responsible for the legal fees, charged at cost. Ark Capital provides a transparent breakdown upfront, so developers can clearly understand the total cost of borrowing before proceeding.
Pre-sale requirements are impacted by a number of factors including project type and stage, project location, the developer. Our team assesses each development individually to determine the right pre-sale level. Ark Capital is able to provide funding with minimal presales in many cases for the right project.
Loan terms vary greatly between projects and there is no typical loan term, Ark can provide loan funds with terms as short as 3 months and generally up to 36 months. Every loan from Ark Capital is tailored to suit each project having due regard for the development type, size and forecast program.
